Details, Minor Details

Last month I made my client happy all the way to the closing by just being a good listener.

Two months ago I met a gentlemen in one of my socializing/networking for business places that I frequently stop by to remind them that I'm a full time real estate agent.  I reminded someone while he was talking to someone else about real estate. The topic was about foreclosed condos. This gentleman knew what he was looking for. A condo in the town he already lives in, that he could rent out. 

My friend suggested to this gentlemen: "Let Haris help you". Emails and the phone numbers were exchanged with a few very important minor details. Minor details were: price, rooms, and area. I had to follow this tree: easy minor details to make this buyer who knows what he wants, happy. I listened, did not send any listings above the price he requested and listings were only for the town he was interested.

We, agents have an automated option of sending you, the buyer, emails of listed homes by detailed criteria that is exact. Not to repeat all of the above; after less than a month my new client called and requested to see three condos in the same subdivision.

Offer was sent and accepted. Everyone was happy at the end.

Minor DetailsBefore the happy ending there were a few minor instructions to be followed. It was a cash offer, my client went to the bank and had to follow a few minor details for the closing to occur. On Saturday morning he walks to his favorite bank and the branch manager was there to help him. The manager of that branch told him: "When you buy a home for cash you do not need this wiring instruction, here is how it is done ..... you just need a cashier check or .... 

It was Saturday morning when I received a call from my happy client that had the big check in his hand thanks to "know it all" good listener bank manager. The bank manager purchased a home some time ago and he knows better than the lawyer, the lawyer that gave instructions about the moneys for the closing to occur. 

I text the lawyer about the situation on Saturday morning, he then calls the buyer and explains to him why he has to go back to the bank and follow the instructions.

Just do your job and listen to minor details. Please do not over do it, if there is nothing to over do. Follow the instruction and everything should be fine.

I have a bank account but I'm not a banker. I have a car and I'm not a mechanic. You may have a home and know what is going on in your area. I'm just a full time real estate agent who loves to talk and is able to listen to minor details.

I'm glad that all involved answered the phone Saturday morning at 10 am.

Did I mention that I was the third agent; the first one that did not over do it. No neighboring towns with the listings that were more than he was looking for.

What a great story Haris.  I'm glad everything worked out.  Your client obviously trusted you due to the fact that you took the time to listen to his needs.
