What will the seller accept in Mount Prospect for their home?

Yes we can send a low ball offer!
this is an offer that would be way below listing price. I have sent some low balls knowing the outcome and showing the buyers that even they wouldn't get a 30% discount of the current list price.

A few months ago an average accepted offer for an REO (foreclosed property) was 7% to a listing price. That is a national number that banks are accepting.

Most of the properties on the market are priced to sell. Someone made a comparable market analysis before the home went on the market.

On this image below, we can see what was accepted in Mount Prospect, IL to the original listing price.

Traditional home sales, REO and Short Sales were sold for 10% less than the original sales price in Mount Prospect.
I mentioned original listing price a few times, so we do not get confused to the current listing price. Property may change the price but the percentage shown here is to the first price.

As you see illustrated here, Short Sales in Mount Prospect are sold for a bit less than tradional sale and REO to the listing price.

Bosnian, Croatian, Slovenian, Serbian Speaking Real Estate Broker in Chicago suburbs.

Last night my phone rang after 8pm and I answered. There was a short silence and then the conversation went to my native tongue.

It was a potential client that lives in Phoenix, Arizona that was looking for a Bosnian speaking real estate broker. My new client had many questions about Chicago's north and northwest suburbs. How much are the property taxes in Skokie? What about Glenview, Morton Grove, Niles, Des Plaines, Mount Prospect and other Chicago suburban areas? Any grocery stores with products from former Yugoslavia in the area?

The end of the phone call went something like this: "Thank you for calling me and giving me the opportunity to work for you. By the way, how did you find me?" His short and quick answer was: " We Googled Bosnian speaking real estate agent in Chicago."

Currently I'm working with a few buyers that are out of state and they speak one of the languages above. When they were looking for help, one of the criteria was the language.

Not too long ago I wrote a blog post about Cevapcici in Chicago that had many visitors because of the list of former Yugoslavian stores and restaurants that are in Chicago with URL's to Yelp reviews.

All these languages are pretty much the same with different dialects except Slovenian. Serbo-Croatian on Wikipedia.

Skokie, IL Real Estate Market Trends 2006 ~ 2010

I collected all the data about Skokie, IL from MLS and made this easy to understand chart so we can see the real estate market trends for the past five years.

As we can see below, there were 463 properties sold in 2009 in Skokie, IL with an average market time of 154 days. Average sold price was $268,605. Before the bubble burst, the home value was 38% higher in 2007 comparing with today's average home value in Skokie, IL.

The current average listing price in Skokie is $265,223. Slightly higher compared to the average sold price at the end of 2010. As I type the average market time is 151 days and there are more than 100 homes available from $200,000 - $400,000 price range. If you are thinking of buying a home in Skokie, don't wait, as we can see there were 495 homes sold in 2010 compared to 463 in 2009. The highest sold home in 2010 was $1,350,000 while there where 54 homes sold from $600,000-$2,000,000 in 2010.

Mount Prospect Real Estate Trends July 2012

On the tables below, we see the number of available homes on the market in the past three years by their sales type.

Inventory is slightly smaller in 2010 compared to 2012.
As of July 2012 we have 243 traditional homes on the market, 28 REO/Foreclosed Properties and 98 Short Sales in Mount Prospect, IL.

On the second table we see the average prices by the type of home for sale in Mount Prospect.

The average traditional home price in Mount Prospect, IL is $286,625 compared to $336,569 in 2009.

Buyers are looking for a great deal and some are sending offers that are 30% lower than the listing price. The table below shows the percentage of homes sold from the original listed price in Mount Prospect. Short sale homes were sold for almost 20% less than the original price. Traditional home and REO properties were sold at an average of 10% less to the original listing price.

Cycling From Glenview To Chicago Botanic Garden

Finally I made it to the Chicago Botanic Garden on my bicycle from downtown Glenview!

Below are some great shots and the Map from Map my Ride; that has a great application for smart phones.

I took a slightly different road at the end to get to Trader Joe's on my way home.

Being exhausted after almost 10 miles it was easier to take some shots on the way back. The first image is a partial view of the beautiful Japanese plants section of the gardens.

There are a few benches here for a perfect break with breath taking views.

A few weeks ago I would turn around here not realizing that the goal is not that far away.

At Skokie Lagoons in Winnetka you can rent a Canoe or Kayak.

Early morning rides are great even on hot, humid days. The nice air and forest shade helps.

In the past I used this sentence more than ones: "This home is sold and that one is under contract."

If you are waiting for a deal that will not exceed X amount of money in that particular subdivision or a condominium building you just may wait forever.

Many home buyers are taking advantage of the lowest mortgage rate in the last 50 years opportunity, and some of them even lost the bid on a home they liked.

Here are some real scenarios that occurred in April 2012:

condominium in Chicago was sold for higher than its listing price.
there are many properties that receive multiple offers.
two unites were sold in front of a buyer while waiting for a lower price. In that particular building, the best deal is far gone.
I receive many leads from lead generating sites asking if the home they like is still on the market

Mount Prospect Short Sale Resource

After a few successful short sales, I decided to go a step further and get certified, to be a better resource for my clients.

There are no equal samples to give. All of them are different: different banks, different type of home, different hardship and the list goes on.

I personally had a short sale listing that needed more patience than usual and usually you need to be very patient. The buyer may not be patient. For some reason the bank my ask for this and that. In this instance the list goes on. The 5th buyer may buy one property after 3 years on the market, when the previous 4 hopeful buyers were unsuccessful for a number of different reasons. In other situations, a buyer may have a quick closing as it would be a regular home sale.

I had clients in the past few months that short sold their home three years ago and already bought a new home. I'm not an attorney, nor a CPA but we all know about the many benefits of short sale vs. foreclosure. Once we sell your home, you bounce back much quicker.

Time flies! Waiting will not help.

Highland Towers In Niles, IL are FHA approved!

When I did my search through MLS I found 5 available units on the market in these buildings. My optimistic mind told me to search only by subdivision but I knew better. Unfortunately not all listings can be found by subdivision. We wonder why?

Here are the results for March 21, 2012 for attached single family homes. There are curently 77 attached singel family homes for sale in Niles, IL. 33 units are under contract. 136 were sold year to date with an average sold price of $129,794.

Vranac Wine In Chicago-land

Finding products from the Balkans in a multicultural Chicago is not that difficult. Being from the restaurant family I'm always happy to try something new, especially if there is a great product that is in a way connected to my roots.

Not too long ago I was visiting my family in Slovenia and they had to pack some home goods. The only liquid thing that I took was home made olive oil from Slovenian Istria and Grappa. Slivovtz from Bosnia was available but not to my liking. Some great ideas for next blog posts.

My father offered a bottle of Vranac from Montenegro too. I had to decline it; the bag was getting heavy. I was sure we can find Vranac in Chicago!

I found 4 different types of Vranac; dry red from $5.99 to $9.99 at Produce World in Morton Grove, IL. Plantaze, Plantaze Pro Corde, Hercegovacki Vranac, and Monte Cheval. While doing some research I found a bottle for all the way up to $240.

Since then, I purchased quite a few bottles of Vranac for me and as a gift. If you like full bodied wines, you will like the stallion from the Balkans.

The word Vranac means strong black powerful horse, this is why the wine named after this variety of grape is associated with strength, potency and success.

There is not much info on Wikipedia under Vranac. Vranac is an ancient variety of a grape that is indigenous to republic of Macedonia, Serbia, Kosovo and Montenegro. We can find Vranac in Croatia and Bosnia, too.

Here are the real estate trends that I compiled from MLS that will give you an idea of what to expect if you were to buy or sell a home in Niles.

The numbers below are showing median sales price by bedrooms, from 2009 - 2011. There is approximately a 37% drop in the median price from 2009 to 2011 for 2 bedrooms or less in Niles. As you see, homes with 4 bedrooms or more did not have much change when we compare 2009 and 2011.

265 units sold
Average sold price is $194,086
Maximum sold home was $560,000
Average market time is 177 days (canceled and expired listings are not included)
currently there are 196 homes on the market with an average sales price of $256,215.
